What to Expect from a Professional Damp Survey

A professional damp survey is the essential first step before any damp treatment. Here's what to expect on the day and what the surveyor will be assessing.

Before the Survey

Clear access to all areas where damp is suspected — move furniture away from walls, empty under-sink cupboards, and ensure the surveyor can get into the loft if required.

Prepare a list of any observations you've made: when damp appears, whether it's worse in certain weather, any recent plumbing or building work.

What the Surveyor Does

1. Visual inspection — The surveyor will look at both the interior and exterior of the property, noting any obvious defects in the building fabric (failed gutters, cracked render, bridged DPC, etc.)

2. Moisture readings — A calibrated electronic moisture meter is used to take readings from walls at multiple heights. A penetration probe can take readings deeper into the wall if required.

3. Calcium carbide testing — For a definitive diagnosis of rising damp, a sample of plaster dust can be tested with calcium carbide to measure the actual moisture content.

4. Relative humidity measurement — A hygrometer measures the humidity of the air, which helps diagnose condensation.

The Survey Report

After the visit, you should receive a written report (or at least detailed notes) covering: - The type of damp identified - Its source and extent - Recommended treatment - An indication of cost
