Plastering a New Build vs a Renovation: Key Differences

Plastering a brand new house is very different from working on an older property undergoing renovation. Here's what to expect in each case.

Whether you're building a new home or renovating an existing one, plastering will be involved. But the requirements, materials, and timescales differ significantly.

New Build Plastering

New builds are typically drylining construction — plasterboard fixed to metal or timber studwork, skimmed with a thin finish coat. The process is fast, clean, and predictable.

Key considerations: - New plaster on new builds must fully dry before decoration — this can take 4–8 weeks - Shrinkage cracks are common as the building settles and the plaster dries — these are normal and easily filled - New builds rarely need render or specialist damp treatments

Renovation Plastering

Renovations are more complex. Every property has its own history of repairs, damp, movement, and materials.

Key considerations: - Original plaster must be assessed — sound old plaster can be overboarded or skimmed; damaged plaster must be hacked off - Damp-affected walls need specialist treatment before plastering - Heritage properties may require lime plaster to maintain breathability - Background preparation is more time-consuming and may reveal hidden problems

Which Takes Longer?

Renovation work almost always takes longer than new build, due to the preparation involved. Budgeting for contingency is important.
